Rates and Pricing
Our room rates are based on room only; breakfast can be added as required and vary depending on when you wish to stay. The best rate availabe is via our website online reservation page which is not available through 3rd party online websites or booking agencies. Our website prices refer to the cost of a room for 2 adults. The prices shown online are not valid in conjunction with any other offer and, until you have received your confirmation number, are subject to change without prior notice.
Reservations and Deposits
To guarantee your reservation, we require an authorised credit card or debit card, and a non-refundable deposit equating to the first night’s stay. Provisional bookings will not be kept for longer than 24 hrs. In the event that the credit/debit card details provided by you are not authorised, your booking will revert to a provisional status and a request will be made to you to provide an alternative payment method. Failure to do so may result in the cancellation of your booking.
Individual guests using a double or twin room will be charged the rate per room.
Cancellations must be made in accordance with our cancellations terms, as set out below. Most of the rates advertised on our website may be cancelled up to 48 hours before arrival without any further charge less the loss of your deposit. However, where this is the case, your non-refundable deposit subject to the Managers approval may be used against a further stay within 3 months of the original booking date. In any event an administration charge will be made. Our geographical position makes it necessary for us to reserve the right to make a full charge for any cancellation within 48 hours of arrival or for any curtailment of a stay if the room remains unsold. For longer stays we recommend you to take out insurance against cancellation. For some bookings, for example our Hogmanay package, all deposits are non-refundable and regardless of the notice period will not be refunded in the event of a cancellation.
Should you wish to amend the date of your stay we will charge an admin fee of £5.00 to your balance. Only one change of date will be granted. Bookings with specific terms and conditions will be advertised as having such. With regards to bookings made through third-party websites, the hotel has no liability to you for charges made by such websites in the event of amendments/cancellation. It is your responsibility to make the booking agent aware of any amendments and/or cancellations. Failure to do so may result in further payments being taken by us. Any bookings made with promotional discounts cannot be cancelled or changed. Cancellations made will forfeit the promotional offer. Due to escalating charges we can no longer carry the costs of credit card transactions. 2.5% of your balance will be added to your bill for most major credit cards. We do not accept American Express. Costs of Switch and Debit Card transactions will continue to be borne by the hotel.
Bookings through 3rd Party
No commission to any third party agent is payable unless agreed in advance in writing with Seaforth Hotels Ltd. We strongly advise that, when booking through a third party, you check the full details of your stay. Most websites will display room only rates, with the option to add breakfast at an additional charge. Any doubt as to what is included with your booking should be checked by you with the booking agent ahead of your stay. The hotel will not offer, without charge, any extras that were not included with the original booking.

For short stays no deposit is required but for stays 5 days or more in length we require a credit card to confirm the room and may require a deposit of £25.00 per night. Arriving and Departing

Please advise us if you intend to arrive after 10.00 pm so that arrangements can be made to greet you. Dinner can be ordered until 8.45pm; however, we will be delighted to set aside a late supper if you order in advance. If we are not advised of a late arrival by 10.30pm we may assume that you will not be arriving that evening.
Children and Families
Children under 3 yrs of age may stay free when sharing with 2 adult guardians, however, should a cot be required there is a charge of £15.00 per stay.
Children 3-12 yrs may share their parent’s room for a charge of £25.00 per night where a suitable room and/or Z bed is available. We currently have one family room with a king size double bed with a fold out sofa bed and a double twin room which is suitable for families with children under 12 yrs of age. Children over 12 will be charged an adult rate and may only share a room with 2 parents or guardians with the prior agreement of the hotel.
Guests may not store or consume their own food in their rooms without the prior consent of the hotel as food hygiene is a priority.
Knockderry Country House is a licensed premises and thus guests may not consume their own alcohol on the premises of the hotel or its grounds. We do not operate a corkage policy and will be unable to store or serve any alcohol brought onto the premises by guests. Where we have reasonable grounds to believe that alcohol has been brought onto, and consumed on, the premises then we reserve the right to make a charge for this.
Dogs are very welcome at Knockderry House, and we will do our best to make your four legged friends comfortable however, they are only allowed in specifically designated bedrooms whilst accompanied by their owners. There is a charge of £15 per stay with a maximum of one medium sized dog or two small dogs, per room. We request that owners ensure that their dogs use their own beds for the duration of their stay and are not left unattended at any time in their room unless housed in a suitable crate or a cage. We operate a ‘No Bark Policy’ for the convience of other guests, we also request that dogs are not allowed on the furniture including the bed and the sofas. Any damages will be the responsibility of the owner.
Smoking in Scotland is not permitted in any public place nor in any of our bedrooms. As our guests expect a smoke free atmosphere in our rooms we will be obliged to charge you a minimum of a further nights stay for any additional cleaning and laundering required to return the room to a smoke free atmosphere. Should we discover that you have been smoking in your room after check out we reserve the right to charge you for the additional cleaning.
Complaints or Comments
Any complaint or comment regarding a stay at our hotel should be made in the first instance to the duty manager so that it may be resolved. Where this is not possible, comments should be sent in email form to email@example.com and we will endeavour to respond as soon as possible.
